These two links show our home from the air.
- Our house has no frontage on a major
thoroughfare. This should make it eligible for the
"functional obsolescence" readjustment now in process.
- It also shows that the wooded buffer area that must be
maintained (according to the highest and best use of this
property per Gloucester County Zoning Order Z-00-07) is
approximately 1/2 of the total land area. This and other
limitations in the Z-00-07 Zoning document severely limit
the amount of land available for commercial use.
- The 2005 commercial sales figures
used to establish the $6 per square foot rate in the BOE
Zone 1B, 1.5 ac+, B1 zoning category.

are the south county maps relevant to BOE zone 1B.
- This shows that there may only be one comparable sale (#12617)
used to establish the four > 1 acre valuations for the
BOE Zone 1B Zoning B1 and B3 categories.
- Only one sale at $1.49 per square foot seems to be
used to justify the $4, $6, $6, and $8 values in these categories.
- The BOE Zone 1B has as three 2005 comparable sales:
- 23923 -- (small 0.505?) unknown acreage site for $210,000
- 21696 -- 0.51 acres for $224,900.00
- 15266 -- 0.5 acres for $35,000
- these average to $7.12/ft^2, which is inconsistent with the $10
B1 or $8 B3 psf value set by the BOE for BOE Zone 1B less
than 1 acre properties.
